Terms & Conditions



1. Booking Agreement


By placing a booking, the guest agrees to the following terms and conditions, which apply to all stays at Colony Lets properties. The individual named on the booking is responsible for ensuring all guests in their party are aware of and comply with these terms.





2. Payment


Full payment is required at the time of booking unless otherwise agreed in writing. We reserve the right to cancel the booking if payment is not received in full.




3. Cancellations


  • Guests may cancel free of charge up to 24 hours before check-in.
  • Cancellations made within 24 hours of check-in are non-refundable.
  • No-shows and early departures are treated as last-minute cancellations.




4. Check-in & Check-out


  • Check-in: From 3:00 PM
  • Check-out: By 10:00 AM


Due to a strict cleaning schedule, we cannot offer late check-outs under any circumstances. Late departure may result in additional charges.




5. House Rules


  • No smoking or vaping inside the property
  • No parties or events
  • Quiet hours are from 10:00 PM to 8:00 AM
  • Only the number of guests stated in the booking are permitted to stay


We reserve the right to ask guests to leave immediately, without refund, for breach of house rules.




6. Guest Responsibilities


  • Guests must keep the property clean and tidy and are responsible for any loss or damage caused during the stay.
  • Any issues or damage must be reported immediately. Failure to report may result in deductions or charges.
  • Guests must not tamper with WiFi routers, fire alarms, or other safety equipment.




7. Security & Liability


  • Guests stay at their own risk. We do not accept liability for loss, damage, or injury to persons or possessions, however caused.
  • Guests are advised to secure travel insurance to cover cancellations, illness, or personal belongings.




8. Access


We reserve the right to access the property at reasonable times for safety, maintenance, or inspection. Where possible, notice will be given in advance.




9. Property Condition


We take every care to ensure the property is clean and in good condition. If something is not right, please contact us immediately. Refunds will not be issued for issues reported after check-out.




10. Booking Amendments


All booking changes are subject to availability and may incur additional charges. We are not obliged to accept amendments requested within 48 hours of check-in.




11. Governing Law


These terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the English courts.
