The five Arnold properties each accommodate up to four guests; Friars Court accommodates up to six. Studios have open-plan sleeping arrangements, while 53a and Friars Court have separate bedrooms. Check your property page for the exact beds and layout.

53a has steep stairs. The Arnold studios have steps or access limitations. Friars Court has a level approach but internal stairs. Please contact Lauren before booking to discuss any essential access requirements.

53a and Friars Court have full kitchens; the four Arnold studios have kitchenettes. A washer is listed at 53a, and Friars Court has a washer and separate dryer. Check the individual property page for facilities.

Wi-Fi is available at all six properties. Your guest information supplies the connection details.

Yes. Bed linen and towels are included at all six properties.

Contact Lauren with your dates, number of guests and requirements. Kitchens, separate bedrooms, laundry facilities and workspaces vary by property. Availability and the price depend on the stay you choose.

All five Arnold properties have free on-site parking. Friars Court has one off-street parking space for a maximum of one vehicle. Use the parking directions supplied for your booking.

Friars Court includes one off-street space. Check the signs and restrictions before using any street parking; please do not assume a space on the road is included with your stay. Contact Lauren if you need help with parking.

Friars Court lists EV charging between 00:30 and 05:00 only. Please contact Lauren before your stay to confirm the arrangements. EV charging is not listed for the Arnold properties.

Property-specific directions, parking and access instructions are supplied after booking, with your eKey sent before arrival. Check your booking messages and guest information before travelling.

Check-in starts at 15:00 and check-out is by 10:30 at all six properties. The Arnold studios have a check-in window of 15:00–23:00. Follow your property’s arrival instructions.

Access uses the TTLock app and an eKey supplied before arrival. Download TTLock from the Apple App Store or Google Play and follow your personal access instructions. Your key may show as inactive before your check-in time.

Contact Lauren before travelling if you cannot use TTLock, or as soon as possible if you need help getting inside. Give your booking name, property and stay dates so she can check your access arrangements. Find the contact details.

Early check-in may be possible by prior agreement, depending on cleaning and availability. Please ask Lauren in advance and wait for confirmation before arriving early. Parking before check-in also needs to be agreed for your booking.

Late check-out is not available. Please leave by 10:30 so the property can be prepared for the next guests.

Choose dates using the booking form or the form on your chosen property page. It confirms available options, the full price and the terms for your stay. Full payment is required when making a direct booking.

Use one of the payment methods offered in the booking checkout. The available choices and any eligibility requirements are shown before you confirm payment.

The visual calendar shows booked and blocked dates. The booking form also checks the rules for your requested stay and confirms the available options and price. If your dates do not return a suitable option, contact Lauren.

For direct bookings, cancellation up to 24 hours before check-in (local property time) receives a full refund. Within 24 hours before check-in, the first night is non-refundable and remaining nights are refunded. After check-in, early departures and unused nights are non-refundable. Read the full Cancellation Policy. Bookings through another platform follow that platform’s policy.

Request changes in writing. They are subject to availability and any price difference, and the original booking remains in place until a change is accepted. Contact Lauren with your booking details.

No smoking, parties or events. Pets require written agreement before the stay. Respect the maximum occupancy and quiet times; Friars Court’s quiet time begins at 22:30. Read the house rules.
