Terms and conditions

These terms apply to direct accommodation bookings made through Nottingham Direct Stays.

1. Accommodation provider

Your accommodation contract is with Linda Williams Properties Limited, company number 13562248, registered in England and Wales. Registered office: 8 Friars Court, Lenton Road, The Park, Nottingham, England, NG7 1EW. The company is not VAT registered.

2. Making a booking

A booking is confirmed when we issue written confirmation and the required payment has been successfully processed. Please check the confirmation promptly and tell us if any detail is incorrect. The person making the booking must be at least 18 and is responsible for the booking and everyone in the party.

3. Prices and payment

Prices are shown in pounds sterling and include the charges identified during checkout. Linda Williams Properties Limited is not VAT registered, so VAT is not charged.

Full payment is required at the time of booking. Pay securely by card, Apple Pay or PayPal. Eligible guests may also see PayPal Pay Later options at checkout.

Payments are handled by the payment provider offered through Smoobu’s checkout. We do not receive or store your full card details. A booking is not confirmed if payment is declined or incomplete.

4. Occupancy and guest responsibility

The maximum occupancy shown for the booked property must not be exceeded. The booking guest is responsible for the conduct of everyone in the party and for ensuring that these terms, the house rules and all property-specific instructions are followed.

5. Check-in, check-out and access

General check-in is from 15:00 and check-out is by 10:30. A different or more specific check-in window may apply where it is stated in the listing or booking information. Access details are supplied after booking and must not be shared with anyone outside the booking party.

Guests must follow the parking, access, security and check-in instructions for their chosen property.

6. Cancellations, refunds and no-shows

Direct bookings are subject to our Cancellation Policy, which forms part of these terms. It explains the applicable refund rules, no-shows, early departure and how to cancel. Bookings made through Airbnb, Booking.com or another platform remain subject to that platform’s applicable terms and cancellation policy.

7. Amendments

Requests to change dates must be made in writing. Changes are subject to availability and any difference in price, and are not confirmed until accepted in writing. If a change cannot be agreed, the original booking remains in place unless cancelled under the Cancellation Policy.

8. House rules

  • No smoking.
  • No pets unless agreed in writing before the stay.
  • No parties or events.
  • Quiet times must be respected, including any property-specific quiet time.
  • Maximum occupancy must not be exceeded.
  • Guests must take reasonable care of the property.
  • The booking guest is responsible for everyone in their party.
  • Property-specific parking, access and check-in instructions must be followed.

9. Damage, loss and additional costs

Please report damage, loss or a maintenance problem promptly. The booking guest may be responsible for the reasonable cost of repairing damage, replacing missing items or additional cleaning caused by the party, excluding fair wear and tear. We will provide an explanation of any amount claimed.

10. Unacceptable behaviour

We may require a guest or party to leave where there is a serious or repeated breach of these terms or the house rules, unlawful conduct, danger to people or property, or unreasonable disturbance to neighbours. In those circumstances, unused nights may be non-refundable, subject to applicable law.

11. If we cannot provide the accommodation

If we have to cancel because the booked accommodation cannot be provided, all amounts paid for the affected booking will be refunded. Where possible, we may offer suitable alternative accommodation or dates, but the guest is not required to accept an alternative.

12. Problems and complaints

13. Liability

Nothing in these terms excludes or limits liability where doing so would be unlawful, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or your statutory consumer rights.

Subject to that, we are not responsible for losses that were not reasonably foreseeable when the booking was confirmed, losses caused by information or circumstances outside our reasonable control, or business losses arising from a consumer booking. Guests remain responsible for their personal belongings except where loss or damage results from our negligence.

14. Governing law

These terms are governed by the law of England and Wales. The courts of England and Wales will have jurisdiction, without limiting any mandatory right a consumer has to bring proceedings in another part of the United Kingdom where they live.
